SALES
There are unique aspects to all commercial properties that make them more valuable to some prospects than others. We take advantage of these traits and market directly to businesses best suited to take advantage of these unique aspects. Frequently we can add value prior to the sale as well, through leasing
and property management. Many issues that come up in a building inspection can be inexpensively repaired prior to a buyer's due diligence. Our goal is to maximize your value prior to listing it for sale. 

PURCHASE
Whether you are a cap rate buyer or the end user, we advise our clients to have an exit strategy before they purchase. We look for sites where we can add value. Are the tenants paying market rents? Is the building taking advantage of its highest and best use in the existing zoning? Would we buy it? (Yes, we are often willing to put our money where our mouth is, provided we don't have a conflict.) We also manage and lease properties we help to purchase, to obtain our enhanced value goals, and help sell them once we reach those goals.

PROPERTY MANAGEMENT
Most properties we help to purchase are not performing to their true potential. We help to find its true potential, either by meeting the market in rents, or improving the property so we can obtain higher rents. Perhaps the property is not being properly marketed, the attention to tenant retention is poor, or the property isn't taking full advantage of the existing zoning. We analyze the property and provide you with a plan to maximize your value.

TENANT REPRESENTATION
It's more than just loction. Anyone can drive around and point to buildings, but do you know which landlords exaggerate on the quoted square footage? Will you need to replace the air conditioner if it breaks? Do you know which buildings have a hard time keeping tenants and why? Is there a road project planned that will hinder your business during your lease term? Is it a good working environment for your employees? Do they have enough parking? Are you sure you are comparing apples to apples? Did you know that in most cases we can represent you, but be paid by the landlord? Most well run properties actually prefer to have tenants represented by an experienced broker so you can better understand the true value of their offer.  We will never ask you to agree to Dual Representation.

We will position your property to compete successfully in the market. We consistently out-lease the market by understanding that in a difficult market, we need more than just a sign on the property. It's more than sending out a mailer, more than a listing on the web, more than being part of multiple business organizations, more than the buildings appearance, and it's more than leasing experience.
